It is all subjective, I just went with my first impression, the second one is good also, but to me looks more like a small office or something in the realm of commercial, but that is just my opinion. Speedline will need to go with what he feels is right and use the input that his client provides. Still fun to offer our opinions!

I also think you need to look at floor plan layouts, since it almost looks too small for double occupancy, but I could very well be wrong. You may need to bump out some additional space like a bedroom in back which could have roof top terraces. You may have it all worked out and I could be wrong about the space, it just looks like they would have to be studio units with the size limitations.

The Allusionist: your POV is correct about the residential and the non-residential solution. Soon I will know if we could build a residential unit for the first level, because in this place the city hall has adopted a special bylaw that might give a surplus value of the index of building construction.

So the version B is if we havent this right and now I'm changing the layout inside and the exterior in the version A. Because of the low budget we are trying to maintain the windows where are now and to do this is better split the "box" in 3 units. I will show some updates very soon also of the layouts, but in Italy all the cubage/space is maked for the maximum use. I think the standards are different.You will see...

Nice, but I like the earlier works ;)

The first two versions are much more intriguing, the third design with the three units is visually boring to me. The three unit version is identical and made up of symetrical blocks, it has a kind of classical form, but blocky and heavy handed in appearance.

The duplex versions are looking great, very interesting and great sensitivity to scale.

Thats my opinion, remember, you asked for it! LOL Great work!

You're right but I had to explain also a 3 unit for the client.
I think too that the last image posted project is better than the others, because is more indicated for a residential house in a country. Moreover has a modern look.

I think to leave it on the white color: in this way the planes and the details come up instanctly: what do you think?

Your opinion is a great support for me, you know very well my friend!

I understand that you have to provide options to the client, I was just stating that the concept of the first two were more enjoyable to me. The last design is a refinement of those concepts and I didn't want to get over complicated in my explanation. The design is coming along very well, great work, I like it!

I like the last version too and I'm doing little adjustments in the plans and in the 3d. I'm trying to keep a plane roof on top of it to show to the client too. I want to run all the possible ways.
