Seamless or tileable textures will kind of work, but using them in conjuction with shaders or using shaders alone is probably one of the better ways that works with most packages. You would be amazed at what you can achieve with things like noise and marble shaders by just tweaking the colors and shininess.
If you haven't downloaded the DarkTree Simbiont (free) shader collection, I highly recommend it.
I am sure of the texture masters around here will give you even better suggestions

It's coming along very NICE indeed! (the water feature idea is very cool)
As for the textures, I'm having the same problems... My advice to you would be - Use seamless materials as often as you can and experiment a LOT with their properties! and I do mean a LOT!

I installed and used the Simbiont shaders with VIZ, so they work. The latest version at the Simbiont site works with VIZ 2006 and should work for earlier versions. Did you see where someone said it specifically didn't work? I am just curious, but I would suggest installing them using the max instructions and it should all be fine, they will show up in your VIZ materials.
I am new to VIZ/MAX so I really don't know of other shaders for just VIZ, Mental Ray has a lot of available shaders, so that is another option to explore. I will be working on trying to create grass via layered shaders etc. and will pass it along if discover anything worthwhile, right now I am trying to get a good light rig in VIZ
